Ivan and Janice Davies
Mr and Mrs Davies are a retired couple from Leicestershire, UK. In 2009, they decided to migrate to Australia and contacted a migration agent. Their situation was reviewed and they were pleased to learn that they could qualify for an Investor Retirement (sub class 405) visa. Their agent provided them with a list of documentation needed to complete the visa application.
The requirements were complicated (evidence of continuous ownership of assets were required going back over two years was just one example). Being relatively inexperienced at complicated form filling, they obtained all the necessary paperwork and submitted it to the agent. Unfortunately the agent rejected a lot of what they had provided (e.g. copies of documents had not been certified).
The Davies' became very disillusioned and frustrated with the process and were contemplating changing their plans when they were introduced to Oz Relocations.
Oz Relocations was able to spend time going through the visa requirements in detail and applying these to the Davies' own situation. This meant that they were given very speciifc advice on what was needed from them, and as each document was obtained or completed, Oz Relocations was able to ensure it met the conditions of the application.
Oz Relocations then checked over the whole application and packaged up everything and forwarded it to the agent. The agent was given authorisation to deal directly with Oz Relocations, so any subsequent queries did not need to be handled by Mr and Mrs Davies.
Once the visa application was lodged, Oz Relocations then turned attention to finding the Davies' a home on the Sunshine Coast. They gathered requirements and commenced their search not only for the property but also for finance.
Using their contacts with Australian-based finance brokers, Oz Relocations obtained in-principal approval for a mortgage, which provided the Davies' with an indication of what price-range of properties to budget for.
A shortlist of suitable properties was drawn up, and details sent over to the Davies' in the UK via email (including a full description of each property, it's suitability against specific criteria they had set, and including a full set of additional photos.)
A familiarisation visit was arranged during which the shortlisted properties were viewed, and a property was selected. Oz Relocations acted as buyers agent in the negotiations. Eventually a contract was agreed, and thereafter Oz Relocations handled the contract requirements, such as finance approval and building inspection.
Settlement was set for a date shortly after the date the Davies' intended to return to Australia. This meant that when they arrived, they only had a short time to wait before obtaining possession of their new home. In the meantime, Oz Relocations found the couple a holiday apartment from where they were able to begin their new life down under!
